Bird Rock: This southern most La Jolla community is just North of Pacific Beach and West of La Jolla Mesa. Birdrock is a tight knit community, popular with families for it?s proximity to seaside parks and Birdrock Elementary, and with surf lovers for it?s easy access to Tourmaline Beach. Birdrock features unique restaurants, shops, and services along the newly reconstructed La Jolla Boulevard that add to the communities charm. Birdrock offers some of La Jolla?s more reasonable priced homes, some condos, as well
as gorgeous oceanfront estates.

Beach-Barber Tract: The homes in the Beach-Barber tract are all within easy walking distance, or have porch views of the famous WindanSea Beach. While WindanSea is a fabulous spot for surf lovers it?s strong shore break make it a poor choice for small children and inexperienced swimmers. Beach-Barber offers a wide variety of homes from quaint cottages to modern masterpieces as well as a fine selection of condos. Just south of The Village with it?s plethora of arts, entertainment, restaurants & shopping and just West of the golfing of Country Club, the Barber Tract is close to all La Jolla has to offer, but it?s narrow streets are secluded enough to have a european sea-side feel.

Country Club: Just East of The Village and South of La Jolla Shores is the La Jolla neighborhood of Country Club. Named after the La Jolla Country Club and Golf Course, the homes in this highly coveted La Jolla community range from estates right on the green to hillsides homes with some of La Jolla?s most breath taking views. Both homes and condos are available in the Country Club neighborhood where tee time is just a phone call away.

Residents love the fact that there is a pedestrian bridge that connects the Hidden Valley neighborhood to the ocean, making access easy to beach activities and the college. Hidden Valley offers a wide range of home prices from very affordable condos to homes in the multi-millions.

La Jolla Alta offers many spacious homes on large lots, single level homes in Emerald Cove and Crystal Bay with great community facilities, as well as the very attractive condos of El Dorado and Ventana. This La Jolla community benefits from easy access to freeways,as well as activities and shopping in both Pacific Beach and La Jolla.

La Jolla Farms:North of La Jolla Shores and South of Torrey Pines State Park is the community of La Jolla Farms. Great for those with an active lifestyle thanks to the trails of Torrey pines, the hills down to Black?s Beach, Torrey Pines Golf Course, the wide range of recreational activities offered for students and locals on the campus of UCSD and easy access to great surfing and ocean sports. The Condos of Blackhorse Farms
offer the more reasonably priced homes in La Jolla Farms while the single family homes range from three million to sixteen million.

La Jolla Heights: La Jolla Heights is situated on the hills above the La Jolla Shores. The West side of the Heights overlooks La Jolla Shores with glittering ocean views; to the East homeowners view the sparkling night lights of Downtown San Diego. The ocean view homes top the price charts in La Jolla Heights while the condos of La Jolla Shores Heights offers reasonable homes starting in the $600,000s. There are also
some great deals to be found in Caminito Cormendal where large ( average 2,900 sq ft) homes can be purchased for around a million dollars. La Jolla Heights is loved by it?s residents for easy access to freeways, the University and The Village.

La Jolla Mesa: La Jolla Mesa boasts unique views of Downtown San Diego, Mission Bay, Pacific Beach, Coronado and, on a clear day, all the way to Mexico. What is so great about the La Jolla Mesa view is they way you can clearly see how San Diego curves around the bays and along the coastline. There are no condos in this La Jolla neighborhood. Homes in the low end of the range, generally low $900,000s, will be those with a lesser or no view. The top of the range will be homes with white water views of pacific beach or panoramic views that highlight all San Diego has to offer. La Jolla Mesa has convenient easy access to both Pacific Beach and La Jolla.

La Jolla Shores: It?s no surprise that some of the most sought after San Diego real estate is in “the Shores”. La Jolla Shores Beach is the safest and largest beach in La Jolla, a favorite with surfers, swimmers, divers, ocean kayakers and anyone who wants to launch a boat directly from the beach. The neighborhood has a European flavor due to it?s narrow side streets, quaint beach cottages, and pedestrian friendly commerce. In case the beach isn?t enough for you, you?ll find Scripps Institute of Oceanography, the Stephen Birch Aquarium, and The La Jolla Beach and Tennis club in La Jolla Shores. There are condominiums available in “the Shores” for as low as $400,000 and the top of the market is held by the homes right on the beach. They may demand the highest sales prices, but how can you put a price tag on having La Jolla Shores as your front yard?

La Jolla Village: Named after La Jolla Village Square, a handy shopping center with movie theaters, a Trader Joe?s, Whole Foods, and many other restaurants and shops, this La Jolla neighborhood is located just east of La Jolla Heights along the South side of UCSD Campus. As you might imagine this makes this La Jolla community very popular with students and their parents, many of whom purchase condos and sell after graduation to recoup some of the college expenses. You will find a great selection of condos for sale in complexes such as Woodlands, Boardwalk, La Jolla Terrace, Cambridge. These La Jolla condos generally offer pool, spa, tennnis, and more for starting prices of $400,000. Contact your La Jolla real estate agent.

Lower Hermosa has wide palm-lined streets, with gorgeous luxury La Jolla homes. The properties along Camino de la Costa are right on the ocean and priced in the multi millions while other properties in this most coveted La Jolla community start at 1.6 million and head sharply up.

Muirlands: Some of La Jolla?s finest homes ranging from classic estates to sprawling ranch homes to gorgeous modern residencies are available in Muirlands. Situated on the winding streets along the West side of Mount Soledad, Muirlands is private and more secluded making it?s access to freeways a bit more removed, but residents don?t mind the trade off. With fabulous views, large lots and some of San Diego?s finest real estate, it?s not surprising that Muirland?s homes start at about $2.3 million and average much higher.
